BaBWP team members regularly check in with Planning to verify their timeline for completing the Westchester-Playa Community Plan Update (CPU). We did so again yesterday (11-05-26). Here’s what we heard back from Zuriel Espinosa:
Planning the Westside’s Items Currently In Progress
- Fine-Tuning Policy Documents: Sharpening the language of the draft policies. Goal: to ensure they are clear and directly address the priorities identified by the community.
- Building Zoning Strings: Moving beyond height and density metrics to arrange and develop the specific “zone strings.” These are the additional layers of rules that will govern building placement, architectural frontages, and permitted uses for every property in the plan areas.
- Environmental Analysis (EIR): The Environmental Impact Report (EIR) process kicked off in March 2026. Planning continues to analyze potential impacts of the proposed zoning and land use changes.
A 3rd-Party Westside Market Study
- What: An outside consultant is building a profile for each of the 4 westside communities going through CPU revision now. This study provides the Westside Planning Team with demographic, employment and real estate trend and futures info which—when combined with community input—supports Planning’s thinking regarding final CPU contents.
- When: currently the Planning Department doesn’t have a delivery date for this study and asks that we stay tuned for updates.
Planning the Westside’s Milestones for Summer 2027
