The Proposal
Where neighborhood streets intersection with an arterial, up-zone the R1 corner parcels only to 4L.
This approach is the most limited, of the three proposed methodologies we presented to Planning. Corner parcels are favored as they typically are larger than mid-block lots. Corner lots also keep these slightly-more-dense buildings at the very ingress/egress point of the neighborhood area, minimizing impact on the interior of the R1 area.
The results: 93 new units of R1 up-zoned housing (rental or condo) for Westchester-Playa.
